We’ve built custom homes in some of the most established golf communities across Western North Carolina, Upstate South Carolina, Lake Norman, and East Tennessee. That includes everything from mountain properties overlooking the fairways to homes near lakes and private clubs.
So these recommendations aren’t coming from a real estate brochure. They come from years of working on these properties, pouring foundations, and seeing what it actually takes to build in these communities.
If you’re looking for a place where golf is part of everyday life, here are the neighborhoods I’d recommend considering.
Best Golf Communities in Western North Carolina

The mountains around Asheville and Hendersonville offer some excellent golf communities, each with a different lifestyle and setting.
The Cliffs at Walnut Cove, Arden
The Cliffs at Walnut Cove combines a Jack Nicklaus Signature golf course with convenient access to Asheville. We’ve built custom homes here, and it’s one of the communities I’d recommend for golfers who want a private club experience without living too far from the city.
Champion Hills, Hendersonville
Champion Hills is another community where we’ve built homes. Its Tom Fazio-designed course is known for its year-round playing opportunities, while its location near Hendersonville makes it appealing to full-time residents who want mountain living with everyday conveniences nearby.
Kenmure, Flat Rock
Kenmure is worth considering if you want a longer golf season. Located near Flat Rock, the community sits within a thermal belt, where temperatures can be milder than at higher elevations. It also offers an established residential setting for homeowners who prefer a traditional mountain golf neighborhood.
Connestee Falls, Brevard
Connestee Falls offers a more accessible entry point into golf community living, with lakes, waterfalls, and wooded surroundings adding to its appeal. It’s a good option for people who enjoy golf but also want outdoor recreation beyond the course.
Balsam Mountain Preserve, Sylva
Balsam Mountain Preserve takes a different approach, combining an Arnold Palmer Signature course with a strong emphasis on land conservation. With thousands of acres and limited residential density, it’s worth exploring if privacy and protected mountain scenery are high on your list.
Rumbling Bald, Lake Lure
We’ve also built at Rumbling Bald, which offers a different experience from the private mountain communities around Asheville.
Its two courses, Apple Valley and Bald Mountain, are complemented by Lake Lure access, a marina, and resort-style amenities. For homeowners who want to spend as much time on the water as they do playing golf, it’s an appealing combination.
Best Golf Communities Near Greenville, South Carolina

Upstate South Carolina offers mountain golf with convenient access to Greenville, particularly around Travelers Rest and the foothills near the North Carolina border.
The Cliffs at Mountain Park, Travelers Rest
The Cliffs at Mountain Park is one of the best golf communities of its kind that I’ve come across, and we’ve built there directly.
Its Gary Player-designed course follows the natural terrain, with the North Saluda River running through the property. What makes it special is the mountain setting combined with relatively easy access to Greenville.
The Cliffs Valley, Travelers Rest
The Cliffs Valley is another strong option, especially for golfers who want a gated community with long-range mountain views. Located near Travelers Rest and the state line, it offers private golf and a quieter mountain setting while keeping Greenville within reach.
If you’re considering building in either community, our Greenville custom home building team can help you understand what to expect from the property before purchasing.
Best Golf Communities Around Lake Norman and Charlotte

For golfers who enjoy lake living, the Lake Norman area offers established courses, waterfront neighborhoods, and access to Charlotte. It’s also a market where we’ve built custom homes.
The Peninsula Club, Cornelius
The Peninsula Club combines a Rees Jones-designed golf course with Lake Norman shoreline access. It’s worth considering if you want private golf, waterfront living, and proximity to Charlotte in one established community.
NorthStone Country Club, Huntersville
NorthStone offers a P.B. Dye-designed course in Huntersville, making it appealing to golfers who prefer staying closer to Charlotte. Compared with some resort-style developments, it has a more traditional residential feel, with golf as part of everyday neighborhood life.
We’ve worked in the region, and our Lake Norman custom home builders can help assess properties for buyers planning to build.
Best Golf Community Near Johnson City, Tennessee
Blackthorn Club at The Ridges, Jonesborough
In the Tri-Cities area, Blackthorn Club at The Ridges is one of the more established golf-focused communities.
Its Arthur Hills-designed course, private club setting, and luxury residential properties make it worth exploring if you’re considering East Tennessee. Homes in the community can command prices above a million dollars, although actual prices vary by property and market conditions.
What to Consider Before Buying a Lot in a Golf Community
A beautiful course doesn’t automatically mean the property beside it is a good place to build.
I’ve seen enough mountain lots to know that the purchase price tells only part of the story. Before committing to any golf community, there are a few things I’d want to understand.
HOA Fees, Memberships, and Building Restrictions
Start by asking what the HOA fees actually cover. Golf membership isn’t always included with property ownership, and some clubs charge separate initiation fees or offer different membership levels.
You should also review the community’s architectural guidelines. These can affect your home’s size, exterior materials, roof design, landscaping, and placement on the lot.
The last thing you want is to purchase land and discover that the home you envisioned doesn’t meet the neighborhood’s requirements.
The Real Cost of Building on the Lot
This is where I’d strongly recommend involving a builder before purchasing.
Mountain terrain, drainage, rock, soil conditions, and setback restrictions can make two similarly priced lots very different construction projects.
A lot with incredible views might also require extensive excavation, retaining walls, or a complicated driveway.
These are some of the surprises that could inflate your custom home cost, and they’re much easier to address before you’re committed to the property.
We also explain why early builder involvement matters in our guide to what it costs to build a new home.
Living Directly Along the Fairway
Fairway-front properties are appealing, but there are practical trade-offs.
Depending on where your home sits, stray golf balls may be an issue. Golf course maintenance is another consideration, particularly the fertilizers and other turf treatments used near residential properties.
Neither is necessarily a reason to avoid a fairway-front lot. But I’d want to understand the exposure, ask about maintenance practices, and account for those conditions when planning the home’s placement and outdoor living areas.
Which Golf Community Should You Choose?
That depends on what you want from the neighborhood beyond golf.
For mountain golf close to Asheville, I’d start with The Cliffs at Walnut Cove or Champion Hills. Kenmure is worth considering for its milder climate, while Balsam Mountain Preserve appeals to buyers who value privacy and conservation.
If lake access matters just as much as golf, Rumbling Bald and The Peninsula Club offer a different lifestyle.
And if I were looking near Greenville, The Cliffs at Mountain Park would be high on my list. We’ve built there, and I know firsthand what makes the setting special.
Whatever community you prefer, I’d make the final decision based on the specific lot, not simply the reputation of the golf course.
